Course condition
The course underwent a severe drought in 2012. The grass fairways were all but gone in early 2013. The course is back and althought there was some spacing issues between newly seed grass, the course should be great condition by late summer.

Fairway green
I understand that course conditions for mountain courses can get rough. But it would have been nice to know that one of the greens was not being used at all with just a flag in the middle of the fairway. Be up front with the course conditions, and then make sure the price tag meets those conditions.
Divide Course Conditions
Though this course has always struggled with their conditions, I never cease to have fun while playing there. After a hard winter, much of the course was slow to get into decent condition but as of now it looks like the greens crew has been working very hard on recovering the course. The greens are sanded and are coming back strong, the fairways are greening up, and the tee boxes are better than I've seen them in a long time. As far as high altitude Colorado public golf with an amazing view, there's nowhere else you can go and play like it. The staff is friendly and helpful. Come play here!
Who's in charge?
So we gave it one more chance... big mistake. On a scale of 1 to 10 I would give it a 3. Tee boxes, Fairways and Greens were awful!!!!
Great Golf Course in Very Poor Shape
The course is set in breathtaking, high-mountain pine country. Low-landers should be prepared for the altitude. The clubhouse is large and the staff extremely attentive, friendly & accomodating. We played here 10 months ago and would have given it a solid 5 stars in every category. This was to be our star destination in a 3 week tour of the area golf courses but course conditions were terrible this year. Attributed to a hard winter or lack of rain - the greens were either aerated & sanded or patchy with large dry spots or overseeded, uneven areas; making the greens un-puttable. Tee boxes and fairways were very dry (lots of roll tho!), tee boxes were in rough shape. There are no on-course restrooms, just one port-a-john and although there were large coolers with signs promising ice water, the one we tried was empty. This is a real problem, especially important to stay hydrated at altitude. It looks like they're building ponds to remediate their water issue and when the current efforts pay off, it should be the gem of the area courses once again.
Don’t waste you money
I live in the AZ desert, so when I get a chance to play tree lined mountain courses I’m all in. With that being said. I would not walk across the street to play this course if green fees were $20. I was looking forward to playing this course and couldn’t have been more disappointed. 1. I’m not sure who designed this course but I think it might have been the developer’s wife’s brothers friend Ted. Greens-bunkering & hole layout were all ridiculous and poor design. They had such a great piece of land to work with its a shame. 2. The Greens where almost un-puttable. The dead spots are not coming back, those sections of damaged grass has to be replaced. July 9th I didn’t see one patch. So I guess they don’t plan on repairing them at all. 3. There is absolutely no manicuring. On the range or the course. I’m not sure if the grass had been cut in the last 2-weeks or not. Maybe they think that if we don’t water it we won’t have to cut it.
This course has a membership of people in the development that if you own a lot you have to pay the golf membership. So these poor people are really getting a bad deal. 4. Pace of play is great because no is out there playing it. I actually did talk to a member after our round and was astounded on what I heard.
Great Scenery!
The only reason im reviewing a 3 star is because this course needs some maintenance. Some tee boxes were missing, majority of the greens needed some help with upkeep and the overall course was very dry looking. Otherwise if upkept this would be a premier course in CO. Everyone was friendly and there was absolutely no pace of play concerns. All the tee times are spread out far enough that even on a Saturday you wont feel like anyone is on you or your waiting on anyone. The bar and food items were great and had a good selection. No drink carts out on the course so definitely stack up at the bar. Will definitely come out again next year to see the improvements.
Poor greens
This is a mountain course and had winter kill because of snow. Hopefully the greens will come back. Lot’s of wildlife and the mountains are amazing.
Mountain beauty!
Enjoyed our time at this course winding in and out of this amazing mountain setting and homes. Lots of rough and early season greens not in good shape. We purchased the HOT deal and feel real lucky to find this course. Sure had fun with hubby and we will return.

On our way back to Steamboat from Az, we played here on a whim and what a wonderful experience! Everything was almost perfect except early season greens were on the mend. We will be back and thinking of possible future home here. Friendly atmosphere from players to staff! Thank you for a great round and wonderful memory!
Course I rough shape.
If it wasn't for the hot deal rate of $49 would have gone to Montrose and played the Bridges. Course was in rough shape. Tee boxes were dry with little grass on them, grass in the fairways was sparse in places on most holes,, and the greens were suffering from some sort of disease. Got some funny bounces from the dry fairways.Talked with a couple of maintenance guys on the course and they agreed the course was in rough shape. They said they were trying to deal with all the issues to get the course in better shape. They figured that the course would be in better shape next year If the course gets in better shape it would be a good course to play. Wish the owners and people working there that they can get the course back in good shape.
Disappointing!
The course being semi-private and green fees being around $100 depending on time, this was a very disappointing experience. Almost every green had damage. Everything was very dry and I noticed many of the sprinkler heads were damaged or under repair. We were able to get a “Hot Deal” so price was lower but even with that, due to conditions it was over priced.
Course layout was fun but they need to put some money into their watering system or find a new greens keeper.
TeeOff should cut ties until some major improvements are made.
Great Course
I love Divide Ranch. It is probably my all time favorite course. The people are friendly and the scenery is great. The greens are a little iffy in a few places but it doesn’t bother me.
Terrible greens, rough, and fairways.. good scenery but over 100 bucks is robbery.
