Simply put 1/3 of the greens are in poor condition with literally 20 - 50 % of the putting surface with no grass! There was actually seed just laying on one green. Flat layout, generally straightforward, but many areas of the fairways have no grass. This is a municipal layout that has experienced a period of difficulty with their fairways and greens. They face challenges which they do not appear to be addressing since they continue to get play. Not a value considering the conditions! Otherwise an easy, fun layout, but not a well groomed layout.
