18 holes with land for 9. I have never seen a course with houses so close to your target areas. On hole 5, the tee marker is app 3 yards from somebody's hot tub. You can hit a house on all par 4s and 5s except 1 and 18.
Positive
Very relaxed. Easy to walk. Perfect to bring your friend / spouse / child who is just taking the step up to a full course.
Sandbunkers were in better shape than some of the bigger courses I have played (Desert Dunes, Terra Lago)

I enjoyed my round and would consider playing again. However, its mainly because fee is reasonable and there were very few players on course.
Greens have some bad sores, fairways are missing some maintenance and bunkers are mediocre.
Deck for post round drinks is very pleasant, but small, so I can imagine it being full on busier days.
Staff was pleasant. Shop was very badly stocked.
