I usually play private CC, and am a member.
Bella Vista was not on that level of course condition, but it was very good.
I cannot fault the layout or staff, they were both excellent.

Sand traps contain a lot of small rock, not conventional-though expensive - sand. I saw only one rake on the entire course, so traps were not in excellent condition.

A few tee boxes showed considerable wear, though just a few.

I still had enough fun, and the staff was pleasant, and grille food was fine. I would return and hope the greens are mowed tighter.

First, great views of the Easton area and one hole with a great view of the Delaware River. I saw those too, but mostly I saw a lot of rough. 3" tall, and covering the ball 50%. Stay in the fairway even if it requires an iron on the tee, the penalty is quite high most places.

As a first time player, not only didn't I know where to go on blind holes (tee and greens!!) but also with dramatic changes in elevation on EVERY HOLE but maybe 1,2, and 3, you are not quite sure what to hit to an elevated or depressed green.

I played significantly over my handicap, including lost balls and one OB from hitting through the fairway on one hold - you just don't know how far away some of these hazards are.

Traps need sand and just maintenance; at least rake the rocks out. That would be my only complaint about conditions.

The layout is just tough the first time even though the course is not 'long' it plays long because of uphill drives that take 20-40 yards off. Also the entire foursome will be required to find balls in the deep rough; good penalty area but slows down play when you can't see the driving area rough from the tee! Might be ok if you could see balls land.

Even in a cart you will get great exercise; walking is unthinkable, though that is my preference.

Everyone was wonderful, and I'd go back. Hopefully before I forget the holes. OH, get the little booklet with a map from the starter.

My partner and I played from the yellow/senior tees which made the course ridiculously short. Greens were difficult with substantial grain effect. Putted off the green more than once. Too many three-putts! Tees were ok, some very bad though-all dirt.

Nice fresh grilled burger and a beer served outdoors by pleasant people.

Greens held. Fairways were great conditipns. Tee boxes are rough, including not flat; if i must have a sidehill lie it shouldn't be on the tee. Grtens interesting and slow. Sandtraps were fine.

Great golf course, if a bit straight for me. Greens faster than glass today for a tournament. I will play better next round as there are a few holes where you should not hit driver on a par 4..local knowledge but the cart had a card with yardage which i should have read 1st.. Go twice!

Some tee markers along the parh need to be repainted . Cheap fix. Also ladies tees were occasionally hard to find.

April ‘21 play. Greens fast and mostly smooth with a lot of ball marks. Tees were rather beaten up, maybe typical this time of year. 4:50 hour round says ranger not doing the job, not as I let landscaped as many, was there any at all. Plenty of water to drink in your own bottle. One of those courses where there is plenty of drinking going on. I have no idea where they get “top 10 courses in Phoenix “ and other accolades on the website. Must have been 40 years ago. 300 rounds per day takes a toll.

this is not a tough course from white tees at 6200yds. My partner did not want to play the 6600 next tees. The greens were fast and also held for most clubs. But not a hard course. Bunkers were ok, but not raked during COVID January 2021. Staff OK, professional. Range ball s, large, $15; a bit much. Wide, not narrow. water not in play often except along sides o fairways.

The shop staff , range staff, starter, bag boys did a great job all around I felt welcomed and appreciated. No complaint in this department.

My complaint lies is the slow greens but fast slopes on the green sides/back/front. There are no sand traps which is unusual, but the course has plenty of ways to punish you anyway. I am 10 handicap on a 6500 yd quality course in the north, so no novice, no pro But I hit plenty of shots which should have been good but where not. Anything over the green is lost - the sandy slope/grasss is faster than the green itself! Balls rolls, casually right down the slope into bushes or water. 0 foregiveness. When you are on the green, putts need to banged.removing some of the enjoyment, and the subt ness of the breaks is lost. Even if I hit a draw on a dogleg, the draw rolled off into the bushes because the non-fairway is pretty hard/firm.

Maybe his is public golf in FL during January, but I felt unnecessarily penalized on decent - not perfect- shots in a way that did not have to be. I played the tips / Black throughout and found them challenging over water most times, and ‘fun’, but not when I can’t find the ball after a good shot; not just lost, but rolled off the playing field. Straight and fairway stayed put, no problems. The course demands an inappropriate degree of precision, in my opinion. Just an opinion.

Sure I could have played for less and have recently February 2019 in FL. but this was a good value because of the conditions and the challenge and the layout. I played the Blue tees which generally weren't used hard and in great shape; can't speak to the whites but they looked also great. From the blues a couple holes are brutal at 420 and 450. Lots of traps. Greens fair, and held. service great, tipped only twice (valet, and club cleaning) so that didn't damage the experience. They had my clubs loaded in my car and my car at the entrance waiting based on my pace of play. Cold water ready when I came off the course, and water on the course too with ice. great range, putting green. This is the place to be; much better experience than Reunion which was more money. And worth the upgrade from Celebration or Mystic Dunes or Providence.

Hey it's out of growing season...tolerable but certainly not great. Blue tees were no beat up.

I really like the layout. Challenging g li r t by e better golfer. Wife snd I walked which was nice (not easy). Played after two days of rain do no no roll. Grainy greens were a challenge.
