Make it into condos

From my understanding the course was bought to become a large condo complex but it didn’t perk because of the amount of water.The owner has not spent a dime to make this into a nice course.
The fairways are fairly green but uncut. The grass is the height of most courses rough. The tee boxes were uncut and the grass was so high when you teed up the ball it looked like you were hitting off the deck. The greens had recently been aerated. They could not have done a worse job. The sand to fill the holes was left in big clumps of mud to putt over. It’s a disgrace. The rocks in the loose sand were large enough to knock your ball off line.
There was no starter or ranger. I spoke to group in front of us because they had two full holes between groups. Bottom line is spend your hard earned money somewhere that cares and puts out a good product.

When a private course goes semi-private public players like myself get to experience the benefits of a private course. Tee to green the course is perfect. Lush and green with perfectly mown carpet for fairways. The greens were previously punched and came back like new. No bumps or depressions. . Fast and true with good pin locations to challenge the best players.
I've played this course many times and for someone not familiar there are some blind and layup shots that need to be made. Hopefully you play with someone who will share. Bottom line for $50-60 this is a $100 course and you got a good deal.at a manicured course where the staff cares about the conditions.

From the tips

I was a single and got paired up some big hitting 30 something kids. I'm a 13 index and they wanted to play the tips at 6900 yards. The course played every bit of the yardage with the tee markers as far back as possible coupled with a steady breeze. Golf Now provided a cart but it was a beautiful day to go for a stroll so I did. It's a good looking course with some elevation from the tee boxes. The greens were slicks and the fairways were nice and green and provided a bit of a roll even though we are in the middle of a drought. Past the rough on each side it was burnt from all the heat and lack of rain. Nothing the course can do about that.
This course you pay a premium for straight tee balls since trees come into play a lot. The second hole is a good example. It's 420 yards and it is a shoot you hit out of for a good 200 yards till it opens up. Go left and your in the trees and OB and right you are in the trees just chipping back into the fairway but blocked from going for the green.. Your second shot with a good tee ball of 220 is a solid 200 to s sloping green.with plenty of speed. This course has multiple dog legs and bends and having played it many times it helps to have a good amount of course knowledge. Water comes into play on many holes and you have to be aware of streams running across the fairways. They are strategically placed. I would not call it target golf but you need to be aware of them on extremely long drives as well as layups. The par 3's are very long and well bunkered. I think one was playing 220 into the wind. That is driver for me.
Overall it was a beautiful day and in the end I shot 83.... That was acstrong day for me since I had a 92 three days before. It was a great value and you will probably enjoy the course a lot.

The Binks

Looking at a home to buy in the Binks development I decided to play the course that surrounds the community. I paid $30 for the round so my expectation was low. It is winter but it it is also Southern FL so I am not sure what my expectation should be. I barely remember a hole since they seem so similiar. I birdied the first hole but I could not tell you anything about the hole. The tee boxes were well worn. The fairways had a million divots and the grass had a combo of grass and weeds. The bunkers which they have a ton were in good shape. They were edged and the sand was fluffy even after a strong storm came through the night before. The greens were good for the most part but some had disease and others were in the process of being fixed. Pace of play was 4 1/2 hours. The course is not well marked from red stakes or white stakes to yardage markers. The only consistent marker is the 150 stake.. The best thing was the $2.00 wrap sandwich at the turn.

Tee to green this course is in amazing condition with the extreme lack of water we have experienced this summer and Fall. The fairways are green and lush with minimal divots. Bunkers we raked and the sand was fair and had plenty of it.
The greens were green and cut to a reasonable speed. Good slope and break. A nice challenge.
The course is lacking staff. There was no starter or ranger. The Pro Shop was locked and tee times were a mess. Pace of play was horrible with three groups on a lot of holes. A ranger would have fixed the issue quickly. A foursome held up the whole course. They were playing the Tips and should have played from the forward tees. Thy hit two balls a piece from the tee box because of hitting either out of bounds or in a hazard. There etiquette was lacking.
As I said a good ranger would have straightened it out.
I was frustrated waiting so long every shot and played poorly. The course is worth every bit of the $38 I paid but the frustration was not.

$17 for 18 and a cart

It was 90 degrees on the South Shore of Boston and high 70's up in the mountains. A well respected golf buddy had raved about how great this course is. He is a 5 handicap and plays all over the world. He thinks the course is the best in the Northeast. I don't agree.
I can not comment on the range or practice facility because of traffic on 93 north in NH, it took 4 hours instead of 3. I walked onto the tee box and swung cold.
The course is visually stimulating because you are in a valley surrounded by Mountains on all sides. . It is hard not to be overwhelmed by how pretty it is with the trees and flowers. The spruces between holes smelled like Christmas.
I found 4 major issues with the course.
1. Unless you have played the course before you have no idea where the landing areas are on your drives. Bunkers are are all you see. I wasn't sure if I was supposed to pull driver or 3 metal or iron. I don't like course that run just straight back and forth which this doesn't but you need some type of guidance on a lot of holes. I ended up playing with someone after three holes who had played a couple days before. He tried to share some wisdom.
2. The tee boxes could use some help
3. Most greens have a disease. In some cases it just became dirt. Your ball did not run true with lots of hops and skips going to the hole.
4. The fairways are in good shape by the area before are pretty beat up.
The cart person was very friendly.
For $17 it's the best value I have ever played. If I had paid the normal weekday rate of $89 I would have been disappointed .

Head West to The Ranch

How do you say NO to $40 to play a great trac. It's a bit of a drive from south of Boston but I picked a perfect day. 75 and sunny with little wind. I played as a single and flew throught the first 4 holes. I was even par which is rare for me. Each hole had its danger to throw up a large score. I followed the directions on the GPS and Suprisingly hit the correct shot. Some of the holes on the front 9 have either blind shots or you are hitting over waste land. It would be nice to play it twice and I think I could lower my score of 85.
The tee boxes, fairway and greens were in good shape. I had called a couple times this summer and they have warned me about three temp greens. No sense driving 2 hours for that. When I called on Saturday they were all open. After the 5 hole things slowed down dramatically . I jumped in with 3 guys and they were lots of fun. At the turn there were 3 groups on 10. We waited 20+ minutes and the waiting didn't stop. A ranger would have been nice. I never saw one but I did see guys hitting three balls off the tee. These guys didn't belong on a course at all. A range maybe if I was wearing a hard hat.
A couple holes really stand out because of elevation changes. They drop hundreds of feet and if you have a decent drive can make you feel like John Daly with the extended roll...... I think some of the holes need a bell after you finish your second shot. A group behind us either didn't know how to read the monitor or just didn't care because blind tee shots down hill were landing over our heads. I am sure a couple confrontations have taken place on hole 9 and 16.
I also found cart yardage off on the par 3's 4 and 17. In both case by 20+ years. On 17 that puts you in the pond.
Overall I liked the course and would love to play it again in the future. I will admit it cost more in gas than it cost to play 18 even when they charge an extra $5.00 for golf balls. Not sure if I would pay the normal price of $110 plus balls and almost $50 in gas.

Long drive for a great price but condtions were poor

Lets start that the price was right at $52 and worth the 1 hour drive to play a course I had not played in 6+ years. I remeber it as being challenging and in great condtion but it also gets a ton of play. The staff and course people were very nice. The course overall was not it great condition. The greens had disease and were very bumpy plus they played very slow. The course was having the greens filled with air so that there were holes all over it. Machines were loud as they punched into the ground.
Pace of play was slow at just shy of 5 hours. Divots everywhere on both the tee boxes as well as the fairways. Greens were fairly soft and no ones knows how to fix a divot which is not the courses fault. Cart person showed up once in a 5 hour round. No need to go back.. Plymouth has courses just as nice for the same money or less.

We found a tee time the day of for $30.00. That is steal for this course. My friend was late due to road construction and they moved us to a later time with no hassle. If you have not played the course take a cart the first time. Very hilly. The greens are elevated and you can not be short or you are going to be at bottom of the hill trying to flop back up off a tight lie. Hit and extra club into them and you'll be happier. There is very little water but trees and fescue come into play if you miss left or right. The tee boxes and fairways and greens are well taken care of. Non golf areas are worn. We had a great day!
